Metharom Construction (MC) plans to become a leading provider of housing construction and renovation services in the South-East Melbourne area. The company’s overall strategy will be based on a continuing improvement process of setting objectives, measuring results, and providing feedback to facilitate further growth and progress. They have been involved in large scale construction for 3 years and are now branching out to residential housing. During this unit, you will need to take on the role of a Site supervisor for Metharom’s unit at 88 Parkes Road, West Melbourne,Victoria 3003 : Owner : MichaelIrénée Your responsibilities are: Completion of construction activities on schedule with nil or minimal safety or industrial incidents. Completion of the project to high standards of quality and on program Good quality records maintained. Site is maintained in a neat and tidy manner at all times. Monitor and supervise all administrative processes and take corrective actions to ensure efficient operations. Prepare the monthly progress charts for each subcontract Subcontract documentation, release of final payments, provisional/partial and final acceptance, claims, deliverables (drawings and documents) monitoring, daily reporting, construction progress report, Back charges, Field purchase orders For more information regarding Metharom Construction, please see the appendices and company policy documentation.
Assessment 1: Timely payments and variation request (Maximum of 500 words)
You are required to take corrective action and complete requisite form as per Metharom’s policy. A) Michael has requested for a variation which will cause a slight variation in cost and delay of a week in the estimated schedule (refer to appendix A for additional information). You will need to complete the variation document provided and submit to the assessor. B) The site supervisor claims for clean-up costs as back charge to the subcontractor. As per the contract, the subcontractors are required to leave the place of work in neat, clean condition. Complete the relevant form and justify the back charge using Metharom policy. Refer to Appendix B. In total, this assessment must be no more than 500 words.
Assessment 2: Prepare an analytical report. (Maximum of 800 words)
Analyse the situations below, and prepare a report explaining how you would prevent them from occurring again in the future. You will need to provide a solution for each scenario.

A) A significant problem has been identified with the cabinetry, which was completed by a subcontractor carpenter. This has resulted in a requirement for re-work. The re-work has delayed the schedule by at least two weeks, and has an additional cost because of the labour and materials required. Ensure corrective actions are taken and communicated with written documentation. Write a memo to the carpenter addressing the unsatisfactory work.

B) The supplier of tiles for this project is waiting on an outstanding payment. This is affecting Metharom’s reputation and relationship with the supplier, which will result in losing out on the discount given to Metharom for regular payments.

C) Site safety has not been monitored effectively resulting in two minor accidents so far (refer to appendix C).

Assessment 3: Maintain a site diary. (Maximum of 800 words)
There is an inspection scheduled to be conducted next week by the construction manager. You are required to share the complete site diary that is maintained at the site.
Each work site is allowed $500 to spend on emergencies and unexpected costs. In the last week 2 employees have withdrawn money from this allowance. Bob needed to buy a new drill due to the old one breaking unexpectedly (at a cost of $93.50) The plumber had 8 boxes of washers that has been taken from his truck while onsite (worth $38.96)
This information needs to be recorded into the site diary, Also complete the withdrawal form as a process followed at site (refer to appendix D).

Once the diary is complete, it is to be submitted to the construction manager (your assessor will play the role of the construction manager).

Assessment 4: Prepare procedures to ensure quality outputs. (Maximum of 500 words)
Write a quality control procedure that details how you will: Inspect the site to ensure that the work being performed meets legislative, regulative, and contractual quality requirements Organise inspections carried out by the building surveyor Communicate quality requirements and expectations to the work team
You will need to create one checklist that monitors the build for quality at the end of the base stage. These documents must be compiled into one procedural document and submitted to your assessor.

Assessment 5: Meet with the client to determine any defect liabilities. (Max 250 words)
Meet with the client (to be played by your assessor). Together, you will inspect and discuss any problems with the house that the client wants fixed before handover. If defects are found they will need to be recorded into the defect liability checklist, and you will need to discuss how the defects will be fixed. You and the client will both need to sign the checklist to indicate your agreement.

Assessment 6: Prepare a business letter regarding handover for the client. (Maximum of 300 words)
Prepare a business letter for the client that explains what will happen during the handover process. This letter is to keep the client informed, and ensure that they are aware of what is the status of the project.
You will need to include information regarding: a) The inspection process b) Certificates and warranties that are provided to the client, including termite protection and appliance warranties (list minimum 4) c) Handover procedures (list minimum 5 things that can be included in the procedure)
This letter must contain no more than 300 words.
